the owner was a very kind man and very polite. He was there to listen to your needs.
the place was simply tiny. And I mean tiny. There were 40 cm around the bed in the room, and that's it. I'm ok with small places since I spend maybe 20 minutes a day in the room (plus sleeping) but this was too much. The main issue occured in the bathroom, where I couldn't even turn around in the shower, and water kept spilling out. I couldn't manage to put the shower courtain in a better position because it was full of fungus from not being cleaned properly. A pity, really.
The moment we arrived we felt comfortable. The owners were very friendly and helpful. Our room albeit small was clean and the bed was very comfortable. It was an easy 5 to 10 minute stroll from the station and 15 minutes to the beach and town. From a location point of view we would rather be away from the beach etc as it makes you walk more (which we enjoy) and investigate the town properly, Berlioz fitted this bill perfectly for us. For Nice the price was fantastic value for money.
The hotel looked fresh and clean (the room was cleaned every morning as long as we were away). The location was very good - a short walk from the train station and a 15-20 minute walk to the beach or the Old Town. The room was comfortable - with a/c, spacious bathroom with a good shower, tv and a wardrobe. There's a breakfast buffet available, but we didn't use this option, so can't comment. The internet connection was great to have at the hotel. It was strongest at the lobby, but our room on the top floor still had good enough signal for checking emails and general browsing (although probably not strong enough for watching videos etc). Overall, great value and glad we picked this hotel.
There isn't generally anyone at the desk at the lobby, especially in the afternoon and evening, unless they're expecting people checking in or out. So it feels more like apartments than a hotel. But you get a key to the front door and there's cctv in the lobby, so it feels secure. The owner is always just a telephone call away. Expect an email the day before you arrive, confirming your booking and asking about the time of your check-in. I found this communication quite reassuring and useful.
It suited our purpose and our budget
Room was a bit narrow. Stairs were very steep (esp with large heavy cases!)

Fairly seedy location (not the hotels fault) very expensive considering you can book top class hotels for no much more, and breakfasts expensive considering you can buy croissants for less than 1 euro.
Very friendly, clean, neat room, perfectly situated (right across the train station and only a 5-minute-walk to the center)
Bed mattesses were kind of uncomfortable
It was very close to the station and not far to the water front and buses. the man who booked us in was lovely.
Everything. Super tiny rooms you cannot even move in the room if you are 2. Super smelly towels. Walls are made of wood so if your neighbor snored you can hear them. No elevator. No reception so in case you need to get help you have to use your phone and pay for an international call to call the owner. Super bad neighborhood as it is near the train station so prostitutes and drunk men sleeping in the same street and risky if you are walking back to the hotel in the evening.
Nice little hotel (7 rooms) managed by a very attentive & friendly manager, good location and very quite.
little rooms and TV, no lift
The hotel is in a great place! Especially if you travel by train. It's only 2 minutes walk from the main gare of Nice. The owner is very nice and speaks English very well(It's a gift,you should know:)) The hotel is nice and well decorated. Also it's very clean and they change the towels everyday. Thanks again for everything
There is no elevator, but just two floors
Room was not cleaned once during our 4 night stay. Did not allow us to leave bags for day after check out. No staff present to help. Felt like apartment rather than hotel
